Braemore Square Country House Terms and Conditons: We look forward to welcoming you to Braemore Square Country House. When you make your booking, you are entering into an agreement with us. Please read our terms and conditions of booking below.
Arrivals and Departures :Check in is available from 4pm - 7pm on the day of arrival, Check-in times outside of those specified must be confirmed with us, prior to your arrival date. We ask that you please vacate your room or apartments by 10:00am on the day of your departure.
Reservations and Payments : Please note our cancellation policy before commiting to your stay. In order for us to confirm a reservation, please note the following : ALL PAYMENTS ARE TAKEN THROUGH AN ONLINE AUTOMATED SYSTEM. A NON REFUNDABLE DEPOSIT of £40 will AUTOMATICALLY be taken at the time of booking and the remaining balance will AUTOMATICALLY be taken the day before arrival. Unless otherwise specified, we will automatically take payment from the same debit/credit card used to pay your deposit. We do this to ensure all bills are settled prior to arrival and all invoices are automatically emailed to you, thus saving unnecessary printing of paper.
Braemore Square Cancellation Policy : We are a small business, therefore cancellations can have a big impact on us, expecially if we have turned away potencial guests in favour of someone who has already booked and who then cancels. We do, however appreciate that unforseen circumstances can intervene and we try to be as sympathetic and helpful in such cases. In the event of a cancellation up to 10 days before your scheduled date of arrival/booking, no amount will be charged to you. In the event you cancel your reservation within 10 days of your expected arrival date, you will be liable to pay the full amount, for the booked rooms, if we are not able to re-let the room/s for that duration within those 9 days. The amount will then be charged to you. Guests failing to arrive, without notification will be charged the full amount of the reservation. We take all Bookings in good faith, as we are unable to judge reasons for change, cancellation or non-arrival, guests are reminded that no exceptions to the above conditions will be made and that any booking made with Braemore Square Country House for either accommodation, goods, services that are pre-booked, either written or verbal forms a legally binding contract. For this reason, we advise that you take out the necessary insurance product to cover against unexpected costs such as cancellation fee's. In addition we may take legal action, through the Courts to recover any outstanding debts.
Change of Room: If a booking is taken out for a specific room and the room reserved is required to meet a specific guests needs or rendered unsuable via circumstances beyond our control, we reserve the right to transfer the booking to an alternative room of similar quality.
Parking: We have free parking for all of our guests on our property, please note the carpark on arrival. We ask all guests to please park in a courteous manner to allow all guests access to a parking space. Please note, all our parking is off road and at their own risk.
Self-Catering Bookings: Please note we apply the following terms for bookings for self catering bookings. Deposit and Payment :Guests can secure their self catering accomdation with a debit/credit card details via telephone or online www.braemoresquare.com. Letting Periods The self-catering let is now varied and longer stays of 7 nights are offered a reduced rate. (Short term breaks are more expensive. Arrival time is 16:00 and we ask that properties are vacated by 10:30 on the day of departure. Pets/Smoking No pets No smoking Sorry but we do not permit pets or smoking in the properties. Bed Linen and Towels Provided. Free, off road, car parking is provided on our property. Coal, Wood and Free Range Eggs are available for nominal charge.
Electricity in the Self- Catering Apartments, Units are measured at the arrival of each stay and departure. If guests use excessive electricity, they will be billed for their useage by meter reading and to be settled on day of departure.
Damages and Breakages: Please take care of our home. You are responsible and liable for any breakages, damages or disrespect to the property which you cause to the accommodation or it's contents.
Please report any spills or breakage as soon as they occur especially if you accidentally spill something- it's much easier to clean if we know what it is and act quickly. We do not normally charge for minor breakages but we reserve the right to charge for repair or replacement if the damage is significant.
Right of Admission. We reserve the right to refuse admission to our property and to require persons to leave if we consider there is a breach of contract or deem that there is damage to the property, cause of nuisance, or conduct of an offensive manner. These terms are intended to avoid any misunderstandings and to assist in your stay with us, to be as relaxed and pleasurable as possible, please contact us if there is any confusion or you wish to clarify any issues.
